Rising Interest Rates, will the residential market crash?

In simple terms, no! The reasons go beyond the current level of interest rates. Perhaps the position can be best viewed by a number of simple questions that one could ask oneself.

 

1. Name one investment which is not subject to any form of capital gains tax.

2. Are increasing your pension contributions better than investing in your own property?

3. Name one government which has been successfully re-elected following a slump in property values.

4. Do you think the value of residential property is going to be higher or lower in five years time?

5. Do you think the FTSI will be higher or lower in five years time? And there you have it.

HIPS – Gone Forever? – Stable Market – New Development

Very little to report other than it is with great relief that it looks as though Home Information Packs will be a thing of the past. If introduced they would have had a major negative impact on the residential property market which would have cost anyone who owns a property a substantial amount of money in terms of lost value for their property. The property market in the South Hams holds up well in spite of rising interest rates, probably because our market is underpinned by London and the South East which currently is doing well. I don’t see the position changing over the next 6 months, although next year might be a slower year with values remaining constant. We are absolutely delighted to be able to announce that we have received instructions on a superb new property development at South Hall Sands which will be launched towards the end of June and the beginning of July. All the properties (to include apartments), will have stunning sea views and also access to leisure facilities to include a swimming pool and tennis court. The legal requirement for a Home Information Pack has been deferred from the 1st of June until the 1st of August. Also, the pack will only be required for properties that have 4 bedrooms or more. In effect, a large section of the market will now not have to worry about providing a pack at the point of sale. We think Home Information Packs are a bad idea because they will not offer any critical information that a buyer might need prior to making an offer. This is largely because there is no requirement for a Condition Report for the pack any more. I feel sorry for all those who took the government at its word and spent thousands of pounds qualifying as Home Inspectors to discover they had a useless qualification. I do support Energy Efficiency Certificates but these can be provided at any point and surely not just for properties which are currently for sale. The whole thing is a mess.
